Presentations Focused on Real Estate

Title:  Integrating Real Estate to Your Stock Portfolio

Time:  60 minutes

Would it surprise you to find out that:

  • real estate has outperformed NASDAQ and the S&P 500 over the last 20 years?  , and that
  • you can buy real estate today that outperforms and the S&P 500 by nearly 400%?

During this exciting presentation, I will focus on answering the four most asked questions I get from people trying to look for new ways to make money beyond what they are making (or loosing) in the stock market.  The four questions I will answer are:

  1. What is an asset allocation model and how do I use to make investment decisions?
  2. How do stocks compare to real estate when it comes to return on investment?
  3. How can real estate help me reach my long term goals?
  4. What kind of return can I expect when I invest in different types of real estate?

In conclusion, I will help the participants develop a simple four action step plan to get them started to making more money now and into the future!

 

Title:  Stocks versus Real Estate: An Investors Dilemma

Time:  60 minutes

During this round-by-round battle between stocks in one corner and real estate in the other, I will referee the highlights of a CNN Money Magazine article which looked to answer the question: Which contender is the superior long term bet today?  

For 8 exciting rounds, stocks and real estate will battle to win the round based on the most important decision making criteria used by investors before making an investment.   At the end, participants will vote for the winner based on each rounds performance.  There is a winner- but a rematch is soon to follow.  During the rematch, current market research is presented and used to help determine who the long term winner is- today.  Who will take home the coveted Investors Investment Trophy?  Who will win this epic battle?  Ringside seats always available! 

 

Title:  Investing in Real Estate: Fact or Fiction?

Time:  60 minutes

Although nearly everyone I talk to would like to make more money with their investments, they report they don’t take action because they don’t know what to believe. When the conversation turns to investing in real estate, everyone seems to have an opinion on the subject.  Those opinions are based on ones beliefs.   I always find it interesting in what people believe about investing in real estate and how the unproductive myths they have heard someone say a long time ago becomes “the truth”.   

This interactive and engaging program looks at the top 14 responses I hear from people every day when I ask them the question:  So, what’s stopping you from investing in real estate?   For each typical response, participant will make a decision as to whether they believe the response to be true or not.  Then, I will provide the “truth” behind the comment based on national statistics, personal research studies, and years and years of experience working with hundreds and hundreds of local, Western PA investors.  Participants will also be presented with a Seven Step Plan for Successful Real Estate Investors and, for the first time ever, a Business Model for Building Wealth in Real Estate.    

 

Title:  7 Step Action Plan for Successful Real Estate Investors

Time:  60 minutes

What does it take to be a successful real estate investor?   This presentation answers that exact question by review a 7 step model created specifically to help investors make better investment decisions. The question emerged from a recent research study I conducted which showed that 95% of all real estate investor are NOT making the best investment decisions.  In fact, a subsequent study showed that 58.3% of all income producing properties sold in Western PA in 2007 were purchased having a “negative” cash flow after taxes return.  A negative cash flow means that the new owner will need to take money out of their other pocket to pay the debt service on the property. 

During the program, each participant will receive a copy of my “7 Step Action Plan Worksheet” which they will use during the program and after the program to help focus their investment activities.  Participant will also be shown the new and innovative way I help real estate investors find and buy high performing properties.  An example of financial performance (How much can I make?) for a couple high performing properties is also presented. 

 

Title:  Which Remodeling Projects Return the Most Money?

Time:  60 minutes

We have all seen the shows on TV where properties are updated and remodeled- everything from total rehab projects to small remodeling projects designed to update the home to achieve a quick sale, a higher price, or both.   But is it all true?  Which remodeling projects will increase the value of my home the most?

During this program I will present some recent research conducted on home remodeling returns on investment for 26 different types of regular and upscale remodeling projects.  For each remodeling project, an estimated job cost, its resale value, the costs recouped when sold, and the scope of the project will be presented.  The figures presented are focused specifically on Pittsburgh, PA area prices.  I will also provide a comparison between our local figures and the national averages for the same project.  I will also present the #1 Best Return on Investment to improve the value of a home- a simple project that was somehow completely forgotten in the research.  Have any ideas what that might be?

 

Title:  Selling Strategies to Get You the Most Money for your Home 

Time:  60-90 minutes

The American dream of owning your own home is turning for many into a nightmare.  Foreclosures and bankruptcies are at an all time high.  The crash of the sub-prime lending market and destructive functions of Adjustable Rate Mortgages have caused a disconnect in the supply and demand chain- causing the continued support of declining real estate markets.  This declining market will have a huge effect on anyone attempting to sell their home today in today’s marketplace

But there is good news.  There are things people, looking to sell their home, can do to “recoup” most if not all of the dwindling value of their home in the current marketplace.  During this program I will present the foundation of the supply and demand market and support that theory with some national and very specific local market place research. 

Next, I will present five, very powerful strategies, that I have developed specifically to assure sellers that they walk away from the sale of their home with the most money in their pocket in the shortest period of time.  I will conclude the presentation with some information about buyers that sellers can use to help drive the marketing and the successful sale of their home. 

 

Title:  Assessing Your Success as a Real Estate Investor

Time:  45-60 minutes

The focus of this workshop is to provide first time and savvy real estate investors with insights into the 12 strategies engaged in by the most successful of real estate investors.  During the program, participants will be given a copy of a simple assessment that can be used during and after the program to help assure that they are focusing their time and energy on those activities that will return them the most money for the time spent. 

For each of the 12 strategies, numerous tactics and relating activities are will be presented and discussed along with the importance of each and how it relates to making more money in less time.  By working through the assessment, participant will learn what they need to keep doing, what they need to stop doing, and what they need to start doing when investing in real estate.   Participants will also leave with a customized step-by-step action plan that they can use to apply the learning’s they gain from the program.

 

Title:  Why Invest in Pittsburgh PA?

Time:  20-30 minutes

In this presentation I provide participants the truth about investing in real estate in the Pittsburgh PA metropolitan region so that they can make better investment decisions.  During this program, recent (2008) and cutting edge national and local research statistics will be presented. The impact and implications of the research will also be discussed.

I will concluded the program with an open forum for the asking and answering of questions.  The content of the presentation will help answer questions like:   Should I be investing in real estate in the Pittsburgh area?  What strategies may best be suited for the current market?  What kind of real estate is available?  How stable is the market?  How do rents in Pittsburgh compare with other metro areas in the state?  Nationally?  How risky is it to invest in Pittsburgh PA?  How has the foreclosure market effected property prices in the area?  only to name a few.
