Choosing the Level of Help You Need to Sell Your Rental Property

Below you will find an example of our `a la carte menu showing the thirty activities that must be completed to sell a residence. Our five options allow you to have us do all of the work (Traditional Full Service Seller Representation), some of the work (Sell-it-Myself Listing Service), create your own customized bundle of services (My Customized Bundle of Seller Services), use our Consulting and Coaching service (line 35) when you are looking for honest answers and guidance throughout the selling process, or select or REIA Report: Financial Performance Analysis (line 36) option as proof to investors and lenders the financial benefits of property ownership. Don't worry- you can't make a mistake, because we're here to help, and, no matter which option you choose, you can always shift between service options- without any penalty or additional cost to you.
How It Works
A: In column A, we have listed all the real estate activities that need to be completed to sell a rental property. Depending on your situation or need, you can select one of our pre-bundled services in columns B or C, create your own customized bundle of services in column D, select our Consulting and Coaching Service on line 35, or our REIA Report on line 36. You will see our estimated cost to complete each of those services on lines 32-35. Learn how each of these service lines can save your thousands!
B: Because our Commission FREE Services are based on you paying a fair hourly fee for those items you select, and we complete for you, you can enter and exit the process, and add or remove activities at any time without penalty. Below we provide a couple scenarios of situations that investor sellers might find themselves at some point in the selling process and how they might use our `a la carte menu of services to help them close the deal.
Scenario 1: Reduce risk by conducting a contract review. You are selling your rental property yourself, and you have just received a contract for the purchase of the property. You would like our help but only to review the contract and provide you with some of the issues that may not be in your best interest, and insights into setting up a counter offer to the Buyer- that won't crash the deal. In this situation, after completing the required paperwork so we can help you, you could use My Customized Bundle of Seller Services, to enter and exit our process and at line 12. If you wanted us to only manage the counter offer/s process until everyone agreed to the terms, you would enter on line 12, skip to line 14, then skip to line 16- and exit when done. If you wanted us to get you to close, we would enter the process at line 12 and complete all the remaining activities for you.
Scenario 2: List your rental property for sale on the multi-list only. You are selling your rental property yourself and although you don't need any outside help, you realize the advantage to having your property listed on the local multi-list so buyers and their agents could see your property for sale. In this situation, you could enter and exit the process on line 9 once the property was up and listed.
