Choosing the Level of Help You Need to Sell Your Residence
Our goal: To sell your property for the most money, in the shortest period of time, under the most favorable conditions for you while limiting your legal liability now and into the future while reducing the stress and anxiety that sellers sometimes feel during the selling process.
What to Expect
Listening to your situation and needs is critical for us to know when developing a sales strategy to get your residence sold. The most successful sales strategies also leverage the knowledge of how buyers buy, how appraisers value homes, how lenders lend money, and the strategic use of pre-listing inspections, only to name a few. Listing a home on the market for sale, without this information, will typically reduce the amount of money a seller receives at closing, increase the time it takes to close and get your money in your hand. Your sales strategy will drive every part of the sales process.
Below you will find an example of our `a la carte menu showing the thirty activities that must be completed to sell a residence. Our four service options allow you to have us do all the work (Traditional Full-Service Seller Representation), some of the work (Sell-it-Myself Listing Service), or create your own customized bundle of services (My Customized Bundle of Seller Services), or when you're in need to open and honest answers and guidance through the process, our Consulting and Coaching service (line 35) might be your best choice. Don't worry- you can't make a mistake, because we're here to help, and, no matter which option you choose, you can always shift between service options- without any penalty or additional cost to you.
How It Works
In column A, we have listed all of the real estate activities that need to be completed to sell a residence. Depending on your situation or need, you can select one of our pre-bundled services in columns B or C, create your own customized bundle of services in column D, our select our Consulting and Coaching Service on line 35. You will see our estimated cost to complete each of those services on lines 32-35. Compare each of the four service options listed on lines 32-35.
Because our Commission FREE Services are based on you paying a fair hourly fee for those items you select, and we complete for you, you can enter the process and exit the process, and add or remove activities at any time without penalty. Below we provide a couple scenarios of situations that sellers might find themselves at some point in the selling process and how they might use our `a la carte menu of services to help them close the deal.
Scenario 1: Reduce risk by conducting a contract review. You are selling your home yourself, and you have just received a contract for the purchase of you home. You would like our help but only to review the contract and provide you with some of the issues that may not be in your best interest, and insights into setting up a counter offer to the Buyer- that won't crash the deal. In this situation, after completing the required paperwork so we can help you, you could use My Customized Bundle of Seller Services, to enter and exit our process and at line 12. If you wanted us to only manage the counter offer/s process until everyone agreed to the terms, you would enter on line 12, skip to line 14, then skip to line 16- and exit when done. If you wanted us to get you to close, we would enter into the process at line 12 and complete all the remaining activities for you.
Scenario 2: Only list your home for sale on the multi-list. You are selling your home yourself and although you don't need any outside help, it would be to your advantage to have your property listed on the local multi-list so buyers and their agents could see your property for sale. In this situation, you could enter the process on line 9 and exit the process from line 9 once the property was up and listed.
