consumers select real estate services and pay for real estate services. Clients get to pick and choose services from
an `a la carte menu of 30 activities- activities that need to be completed to
get the transaction closed. They can
choose to have all the work for them by selecting Traditional Full-Service
Representation, or, if they want to do some of the work themselves, as few as
one activity from the menu. Clients pay
a fair hourly rate for only those activities completed on their behalf with
100% of the net commissions being rebated back to them at or after closing.
Wilson goes on to state that “it is the buyer who really pay
all the commissions in a transaction through higher purchase prices.” Buyers, in the Pittsburgh metro area in 2016,
paid their agent’s commissions totaling over $260 Million dollars to purchase
19,000 properties, with an average commission of about $13,984 per

Estate Services, buyers would have saved nearly $7,000 in wasted commissions
per transaction. Charging fees, based on a percent-of-sales-price, have pushed the price

process works: Our research has
identified 30 activities that must be completed to close a real estate
transaction. Consumers can hire us to do all the work, most of the work, some of
the work, a little work, or hire use us to just answer their questions
by choosing from an a la carte menu only those activities that they
would like us to complete for them. The
consumer pays an hourly fee – typically $150 an hour -- after those activities
have been completed. At the end of each
month, the clients receive a monthly itemized invoice of all our completed
activities. Then, at closing, sellers realize their savings in a higher net
proceeds check while buyers receive 100% net of all
commissions received from the seller’s agent as cash after closing.
