2. Buy-it-Myself Investor Support Services: We complete contracts and paperwork to help reduce your legal liability
Who should consider this pre-bundled service? An investor buyer with the time, knowledge, and experience of buying real estate in PA who only wants limited services helping him purchase a residence such as completion of disclosures, contracts, review of inspection outcomes and Closing Disclosure).
Estimated Fee for Service: only $2,000. Consulting time available with this bundle of services in 15 minute increments at $50 per increment.
3. My Customized Bundle of Investor Buyer Services: Investor Buyer picks and chooses from our full menu of activities.
Who should consider this service? An investor buyer who is knowledgeable and comfortable with completing some activities in the buying process but not others. We will help guide you through this selection process and help you pick only those options that you want, need, or would like us to complete for you throughout the process.
This option provides investor buyers the option to hire us, no matter where they are in the buying process, picking and choosing only those activities they want help with from where they are- to close. For example, the investor has already found a residential rental property they want to buy, and would like us to represented them from that point on in the process. As they would be hiring us to complete less activities that in our Traditional Full Service Investor Buyer Representation service- they save even more!

4. Consulting & Coaching Service: Get answers to all your questions throughout the buying process.
Who should consider this service? A buyer that has questions about any part of the real estate buying process in PA or would like us to review contracts, negotiations, or the work of others.
Fee for Consulting and Coaching Service: only $200 per hour. Additional time charged in 15 minute increments at $50 per increment after the first full hour of service.
5. REIA Report:
Financial Performance Analysis- Assesses the financial performance
of income producing property in project plan format.
Who should consider this service?An investor buyer looking to make a final decision on whether-or-not an income producing property will return them the type and level of return they need. Also used to secure the best funding!
Estimated Fee for Service: TBD. Price depends on number of units, number of properties analyzed, report version selected, and report format (electronic, hard copy, or both). Price of report includes a 30-minute review of the properties financial performance with real estate financial analyst and REIA Report inventor, Max Wilson.

AN IMPORTANT NOTE FOR INVESTOR BUYERS:
There are some major decisions on the front end of investing in any income producing real estate- no matter if you are a seasoned or a first time investor. Real estate agents, who predominately help buyers buy residential homes- will look at you and income producing property with the same lens they do a non-income producing house. If anyone you are thinking of working with does not understand how to value the property, structure the contact, and negotiate the deal, using financial performance analysis, or, doesn't truly understand what criteria you are using to make investment decisions (and how to calculate them), run away fast.
