Our Goal: To help you buy your dream home for the least amount of money, in the shortest period of time, under the most favorable conditions for you, while limiting your legal liability now and into the future while reducing the stress and anxiety that buyers sometimes feel during the buying process.
Listening to your situation is critical for us in developing a purchasing strategy to help you buy your dream home, condo, or townhome. The most successful purchase strategies also leverage the knowledge of how sellers sell, how much a buyer can afford, how appraisers value homes, how lenders lend money, and the strategic use of property inspections, only to name a few. Trying to buy a home, without this information, will typically increase the amount of money a buyer pays for a property, increase the risk of the deal crashing, and substantially increasing the time to close. The purchasing strategies we develop for you will drive every part of the purchasing process.
Below you will find an example of our `a la carte menu showing the thirty activities that must be completed to buy your dream home. Our four service options allow you to have us do all the work (Traditional Full-Service Buyer Representation), some of the work (Buy-it-Myself Listing Service), or create your own customized bundle of services (My Customized Bundle of Buyer Services), or when you're in need of open and honest answers and guidance throughout the process, our Consulting and Coaching service might be your best choice. Don't worry- you can't make a mistake, because we're here to help, and, no matter which option you choose, you can always shift between service options- without any penalty or additional cost to you.
How It Works
In column A, we have listed all of the real estate activities that need to be completed to buy a residence. Depending on your situation or need, you can select one of our pre-bundled services in columns B or C, create your own customized bundle of services in column D, our select our Consulting and Coaching Service on line 35. You will see our estimated cost to complete each of those services on lines 32-35.
Because our Commission FREE Real Estate Services are based on you paying a fair hourly fee for those items you select, and we complete for you, you can enter the process and exit the process, and add or remove activities at any time without penalty. Below we provide a couple scenarios of situations that buyers might find themselves at some point in the selling process and how they might use our `a la carte menu of services to help them close the deal.
Scenario 1: You found your dream home. You have been looking for a while now and found your dream home. As a serious buyer, you are looking for an agent to represent you in helping you buy your new home, from where YOU are to close. Using our `a la carte menu, you might select our Traditional Full-Service Buyer Representation, but enter the process on line 12- which would save you an additional $1,000 had you started the service from the beginning.
Scenario 2: Managing Inspections. Because of previous experience and knowledge, this time you decided to buy your home on your own- without any help. However, yourself, and your lender, require certain inspections to be done by a qualified inspector to protect you and reduce lender risk. You could use some help to find a highly qualified inspection that meets all state requirements, schedule the inspection, review the inspection report when completed, and renegotiate the current contact based on those findings. In this situation, you could hire us to complete just those activities for you, entering the process on line 19 and exiting the process on line 21 once all the negotiations were completed.
